Terms & Conditions for Plot Booking

Booking Amount

A booking amount as per plot size (see Available Plots) must be paid to reserve the plot. Rs 1000/- for stamp paper is included in the booking amount. The amount will be adjusted against the total sale consideration.

Payment Schedule

Under Full EMI Plan, Agreement amount (25%) shall be paid within one month from the date of booking. Balance is payable via 24 monthly EMIs. Timely payment is mandatory to avoid cancellation or penalty charges.

Documentation

All plots are offered with clear title. Buyers are advised to verify documents. Sale deed will be executed only after full payment and completion of all formalities.

Plot Allotment

Plot numbers are allotted on a first-come, first-served basis. Preference for specific locations (corner, park-facing, etc.) is subject to availability at the time of booking.

Cancellation Policy

In case of cancellation by the buyer, the booking amount may be forfeited as per company policy. Refund of other amounts (if any) will be processed after deduction of applicable charges.

Development & Possession

Basic infrastructure development will be carried out by the company as per plan. Possession timeline will be communicated at the time of allotment and is subject to regulatory approvals.

Transfer of Plot

Transfer of booking or ownership to a third party is allowed only with prior written approval of the company and on payment of applicable transfer fees.

General

The company reserves the right to alter layout, plot sizes, or terms in the interest of overall development. All disputes are subject to the jurisdiction of competent courts in Bihar.
